Basic Function

The Land & Real Estate Manager will be responsible for site control, clearing title, due-diligence, engaging with financing parties, site identification, and early-stage development in support of SB Energy’s development portfolio for utility-scale solar and energy storage projects in the western region (US). This position will report to the VP of Development & Origination.

Responsibilities:

  • Lead real estate due diligence in connection with project M&A, including acquisitions and joint development ventures.
  • Partner with project development to analyze and cure title, obtain necessary crossing agreements and consents from third parties, obtain access and utility easements, resolve, mineral severances, and conduct in-depth review and ongoing management of ALTA Surveys up to commercial operations.
  • Collaborate with title underwriting to de-risk projects and obtain and/or date down title insurance at each acquisition and/or financing milestone.
  • Plan and manage land acquisition strategies, including management of external land acquisition contractors/development partners and negotiating options to lease or purchase land.
  • Collaborate with Legal and Capital Markets teams to amend site control document terms for different applications; draft and implement changes and train external site control resources as needed.
  • Work collaboratively with other cross-functional teams including Origination, Engineering and Grid Integration, Capital Markets, and other support teams.
  • Manage and oversee external consultants, including preparing a scope of work, contract documents, and reviewing quality of work product.
  • Support of project financing activities with respect to all real estate items, including deliverables and conditions precedent to closing milestones, construction financing draws, and schedule population and review. Manage relationships and communication with investors’ real estate counsel. Support Developers with project schedules and budgets with respect to real estate items.
  • Manage real estate compliance and obligations during the development phase of a project through commercial operations and facilitate hand-off to the Asset Management team.
  • Build and maintain effective relationships with authorities having jurisdiction, property owners, real estate broker, neighbors, the local community, third-party, and any other relevant stakeholders.

Qualifications:

  • A Bachelor's degree in Business Administration, Law, Environmental Science, Land Use Planning, Engineering, or another relevant field.
  • At least 4 years of experience in real estate/title along with knowledge of utility-scale solar or other renewables origination/development. Direct experience in the renewable energy industry highly preferred.
  • Firm understanding of 2021 Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys
  • Experience managing land acquisition through financial close; knowledge of project financing and pre-construction requirements.
  • Experience supporting Interconnection by providing and updating site control documentation.
  • Understanding of environmental mitigation requirements, and experience implementing cost-effective mitigation strategies is preferred.
  • Experience working with permitting specialists, regulators, project managers, environmental lawyers, scientists, planners, engineers, and contractors.
  • Comfortable reading, reviewing, and negotiating contracts.
  • Expert communication and organization skills.
  • Strong sense of ownership over individual contributions and team success.

Location: California, Colorado, Arizona, Texas preferred. Open to remote/hybrid work.

The position may require between 20-25% domestic travel.

 

Base Pay - $120,000 - $150,000

 

Actual compensation packages are based on several factors that are unique to each candidate, such as skill set, experience, certifications, specific work location, and other non-discriminatory factors permitted by law. Base pay may vary per location due to differences in the cost of living.

The total compensation package for this position may also include an annual discretionary bonus, full Health & Wellness Benefits package, generous Long Term Incentive plan designed with our partnership mentality in mind, and other applicable incentive perks as outlined in any formal offer made. The final compensation package will be discussed with the candidate during the final stages of the hiring process.
