A day in the life

As the Fund Analyst you will work closely with FIBRA Prologis and Portfolio Managers in the day-to-day operations and administration in Mexico. We are looking for a self-starter that has the ability to thrive in a fast-paced environment and think critically. The role will interact with Fund Management, external institutional investors (both equity and debt), and senior leaders at Prologis.

Key Responsibilities Include:

•            Assist in maintaining and modeling portfolio return performance and fund financial documents, both historic and projected and the fund sources and uses of capital on an ongoing basis.

•            Work with accounting to compile and maintain quarterly investor reporting packages, including portfolio operational updates and review of the quarterly NAV calculation.

•            Administer the fund equity models and utilize the fund administration platform to prepare and audit investor equity statements. Forecast and calculate complex investor asset management and incentive fees.

•            Work with the capital markets team on debt issuances, assist on internal and external reporting of debt and maintaining all debt compliance.

•            Maintain existing data processes and engineer new automated financial reporting to achieve faster reporting and determine actionable insights.

•            Initiate and lead various financial and data analytics projects that improve efficiencies and data integrity.

•            Assist in the preparation of all internal analytical reporting and quarterly business updates.

•            Respond to ad-hoc reporting requests and inquiries from institutional investors and participate in the due diligence process of prospective investors.

•           Support on preparation of presentations and materials for investors

Building Blocks for Success:

Required:

•            1-5 years’ experience, Finance, Data Science, Accounting, or Economics.

•            Validated attention to detail and ability to analyze financial information using data connections without losing the overall picture; perform financial calculations, fund return calculations, and various other metrics, quickly, consistently and accurately.

•            Professional understanding of accounting concepts and practices. Ability to work with the Fund Management, Capital Deployment, Treasury and Capital Markets teams, calculating and projecting source, use and cash flow.

•            Desire to learn and grow in real estate finance and investments; this may include understanding a range of issues including title, lease analysis and valuation. Working knowledge of the Mexican real estate markets and understanding of value drivers.

•            Ability to integrate with hardworking team, combined with the skills to work independently.

•            Lead and multitask various ad hoc requests from the business, in a proactive and practical fashion.

•            Curious demeanor, awareness, and ability for self-assessment, adaptive to feedback from manager, peers and other relevant partners.

•            Must treat all information with high level of confidentiality.

•            Ability to quickly summarize and communicate the relevant aspects of potential transactions; ability to communicate extensively with peers, management and third parties.

•            Advanced Excel skills, proficiency with entire MS Office Suite.

•    Fluent English speaking.

      Preferred:

      •            Experience with programming a plus (Tableau, Power BI, Sigma, Phyton, R, SQL).

      •            Ideally experience with Salesforce.
