Who We Are
Culdesac is a real estate and technology startup that builds cities for people, not cars. Our goal is to create the first car-free city in the US. We started by creating the first car-free neighborhood built from scratch in the US - Culdesac Tempe, a $170 million mixed-use neighborhood development for 1,000 residents opening in 2022. The neighborhood covers 17 acres and features 55% open space, shared courtyards, and abundant bookable spaces. Culdesac is the co-developer and tech-enabled property manager.

The Role
As the Director of Capital Markets at Culdesac, you will help drive data-driven decisions by refining and executing our funding strategy as we scale the company. You will be a key part in our real estate strategy by helping develop Culdesac’s brand recognition & reputation in the debt community. Your work will be highly interdisciplinary and across real estate, finance, investor relations, and resident experience. This role will report to the Chief Investment Officer, but also work closely with other members of our team, including the Financial Controller, Director of Finance, and our co-founders.
The Requirements

Developing and executing the financing strategy for our property management company and our operating company.
Experience in maintaining a network of debt/equity partners for property company. Support operating company in debt financing.
Define target investor profiles and segment the pool of potential capital partners.
Comfortable with taking ownership of the full financing transaction lifecycle. Lead the sourcing, structuring and execution of transactions with lenders (assisting on the equity side). Lead negotiations and deal structuring of financing terms.
Coordinate due diligence and inquiries (debt and equity), as well as partnering with accounting and finance to approve financing draws and proceeds and deliver reporting.
Assist in portfolio management for real estate investments, providing investment committee with actionable opportunities to optimize performance within both capital markets and portfolio operations.
Comfortable with supporting and mentoring Investment Relations manager.

We're headquartered in Tempe, AZ, with our office located in the heart of downtown Tempe. We encourage employees to work in our beautiful Tempe office and offer relocation assistance to those who’d like to move to Tempe.
