Then this opportunity might be for you: The Business & Corporate Development Team at NIO USA is responsible for the strategy, planning and execution of NIO’s Go-To-Market for the Americas.  This is a strategic corporate initiative, sponsored by the CEO & CFO, and comes with high visibility and tall expectations!   NIO's Go-To-Market Approach has an intense focus on the user experience - on car and beyond the car. NIO Houses / Spaces and NIO Power Swap Stations / Chargers have provided the key physical infrastructure to support NIO users' experience and journey with NIO. 
As the Senior Real Estate Manager, you will be responsible for the site selection and negotiation of lease terms for new locations in desired markets. You will perform extensive due diligence preparing detailed and thorough analysis of each market and sites that meet NIO’s criteria. You will collaborate with both internal and external partners and manage deal timelines and deliverables.

NIO's infrastructure must be strategically located, built in compliance with local standards, and adhere to NIO's global expectations. You will support the collaboration with world-class internal experts and external partners to have that infrastructure built out from scratch to scale in the Americas. 
This position reports to the Head of Real Estate at our San Jose, CA office. 


Responsibilities:

  • Support the real estate strategy and execution of NIO Houses.  Drive and own the end-to-end, on-time and within-budget delivery of NIO's core user infrastructure in the Americas.
  • Manage the entire real estate development process from beginning to end; market research, site selection, due diligence, site preparation and presentation, RFP, LOI, design, planning, lease negotiations, construction and opening.
  • Prepare site packages with pertinent and persuasive information comprising all relative metrics used to analyze a market and specific location. Convey a deep understanding and landscape of each market and site under consideration. Conduct site tours, presentations and recommendations to the team and executive committee.
  • Collaborate closely with in-house corporate development team to execute the brand vision for each market and location. Manage strategic partners in compliance with NIO design and brand guidelines. Interface and coordinate with internal departments to ensure each location works for all stakeholders:  Design, Construction, Operations, Procurement, Finance, Real Estate and Legal.
  • Own the site selection and due diligence process for the infrastructure category working closely with Head of Real Estate, Head of Architecture and Design, Head of Construction, Head of Power and User Infrastructure and Experience Managers. Coordinate with landlords, brokers, attorneys, architects and consultants to ensure all lease requirements are being met and on schedule.
  • Prepare RFP’s and LOI’s to facilitate the site selection and negotiation process.
  • Travel to meet Landlords and Brokers for site tours, meetings and visit locations in markets that are being considered. Compile all necessary information to determine if market and sites are viable, including photographs, video, traffic counts/flow, competition analysis, co-tenancy, layout, etc.
  • For all assigned responsibilities, own the outcome: evangelize, lead, collaborate, motivate, persuade - internally and externally, and deliver exceptional outcomes backed by world-class work-product!

Qualifications:

  • 10+ years of experience in retail and commercial real estate with world class premium retail or luxury hospitality brands. (In-house preferred).
  • Demonstrated proficiency in managing multiple parallel projects and the accelerated buildout from pilots to scaled infrastructure.
  • Demonstrated proficiency in delivering complex projects to brand’s real estate and business specifications, managing deliverables through 
  • Internal and external partners, holding all involved to a high standard of quality and accountability.
  • Demonstrated expertise in delivering multiple complex projects on time, within budget and in compliance and adherence to NIO’s global standards.
  • Capability of assembling comprehensive site packages for presentation and a proven track record for collaborating across various internal and external teams to achieve successful outcomes.
  • Fluency in complex commercial real estate transactions with an understanding of lease clauses and a mastery of strong technical and detailing skills.
  • Ability to develop, communicate and successfully implement a management strategy to execute projects.
  • Successful and demonstrated experience closing transactions in various real estate settings including high streets, lifestyle centers, mixed-use projects and freestanding buildings.
  • Start-up attitude; high motivation and willingness to take on a big challenge with potential for significant impact. 
  • Bias towards action, willingness to roll up sleeves and "solve" forward. High level / out-of-box thinker with logic and cadence behind each decision.
  • Proficiency with Microsoft Office, REGIS/Sites USA and other related project Management/real estate software.
