About the Role

 

Spin’s Real Estate Procurement Associate (Commercial, Industrial, Warehouse) -  manages and maintains Spin’s portfolio of U.S. and Canada warehouse real estate with the responsibility to find and contract the ideal commercial real estate in all markets while keeping size, location, layout, electrical, economics and commercial terms in mind. 

 

  • Support warehouse real estate global group strategy by working closely with Launch, General Managers and Market Managers to establish warehouse criteria for new and existing markets based on Spin’s operating permits. 
  • Work very closely with the global real estate procurement department ensuring all high level commercial real estate matters are worked on collaboratively, such items as lease negotiations, renewals, searches, terminations and future strategies. 
  • Track and evaluate Spin’s warehouse portfolio performance and help create and achieve economic benchmarks, reduce rent and other market real estate-related costs.
  • Manage Spin’s warehouse portfolio, tracking notice dates and expiration dates and collaborate on strategy decisions on upcoming renewal rights, early termination rights, rent reduction potential, and lease expiration. 
  • Maintain a single-source-of-truth database of leases, amendments, abstracts, Letters of Intent and other documentation to support searches, renewals, verifiable references for notice timing, model language for other warehouses, dispute resolution needs.
  • Manage partnership and communication with external real estate partners; manage Spin’s internal warehouse searches, provide surveys to launch/market operations and perform site analysis on each prospective site. Own the workflows for approvals for all stakeholders to see contracts through from start to finish.
  • Draft and negotiate Letters of Intent to brokers and landlords of prospective sites. Deliver to Legal the proposed contract with all business terms completed, summary of key terms including permit renewal calendar milestones vs lease renewal calendar. Anticipate vehicle types and numbers, staff size(s), electrical buildout needs, and assist with vendors who make the premises ready for business–and clean up on the way out.
  • Assist Legal with contract review on all leases, amendments, and notices.
  • Work with Legal and Compliance to ensure warehouses meet all approval requirements for security cameras, data retention and sharing policies (GDPR, CCPRA and other)
  • Manage all negotiations; which may include rent reduction demands for reasons including: excess repairs or maintenance not being completed, issues with utilities, common area maintenance, pro rata shares of taxes and operating expenses in larger properties, safety compliance concerns and Landlord’s contributions towards repairs/improvements and any other items Spin believes aren’t being handled under the Landlord responsibilities, and early termination if rights were not provided in initial lease language. Not afraid to pick up the phone and persuade a Landlord to do the right thing.
  • Manage all warehouse upgrades including scooter charging, electric vehicle charging, HVAC upgrades, and other warehouse modifications i.e. demising of space. Project manage upgrade planning, sourcing and choosing vendors, vendor onboarding, cost-benefit analysis, service agreement creation, finance approval, payments etc.
  • Manage all end-of-lease warehouse closures, including notices to Landlords, property managers and vendors, return of deposit and calculations of expenses deducted, return of premises to pre-lease or broom-swept condition; key handoffs.
  • Work with Facilities on equipment return and relocation.
  • Maintain relationships in markets where Spin may return under new permit.
  • You can handle everything with good nature because you are organized, experienced, fearless and enthusiastic about commercial Real Estate and want to get as much experience with commercial property as you can.

 

Basic Qualifications

  • 2+ years of experience with commercial real estate, property or project management
  • BA/BS degree or equivalent
  • Proficient in Powerpoint, Excel, Word and Google Suite equivalents. We can teach you Trello, Atlassian Suite, NetSuite and any other platform you may need to use for our business. 
  • Expert communicator, negotiator, and relationship builder. Skilled at writing and speaking to small groups. Supremely organized. 
  • Deadline-driven, organized, process driven and able to multitask.
  • Commercial property management or brokering experience.
  • Understanding of real estate principles and concepts
  • Understanding of legal terms specific to Real Estate
  • Ability to identify and report site-specific conditions
  • A solid team player who’s also an independent thinker, takes ownership, makes themselves indispensable.
  • Able to work with colleague(s) in Real Estate, share work, give and take direction. 

 

Preferred Qualifications

  • Startup experience preferred, but not required
  • Commercial Real Estate Broker, Property Manager or equivalent
